We Select The Best Tenant
We meet every prospective tenant who shows an interest in your property. We profile the tenant by assessing credit reference records, employment and financial checks, their right to rent, character references, and if they have rented before we obtain a landlord reference too. We will look at the circumstances in which they plan to rent and choose the best applicant available.
Keeping You Informed
Keeping you informed is a must in today’s market, as we let property fast. We will report viewers' comments and make recommendations from feedback as we go along. Once a tenant is found, vetted and approved, with your approval we will move them in at the earliest given opportunity.
Negotiating the Tenancy
We are fully licensed to engage in the execution of a tenancy agreement, meeting legal requirements as defined in the Housing Act. A tenancy agreement is a clear instruction of terms that both the landlord and tenant agree to before the tenancy begins. The initial contract will be for a minimum period allowing security of tenure.
Inventory
In line with the terms of the tenancy and deposit protection, an inventory is a clear description of what the property, its content and its condition entail at the point of the tenant moving in. If changes are made during the tenancy, the inventory is updated and then referred to at the end of the tenancy as a guide for the tenant to hand back the property in line with the terms of the contract and inventory.
Protecting The Deposit
There is a duty to protect the deposit of a tenant entering into an Assured Shorthold Tenancy and to treat them fairly when returning it at the end of their stay. When we hold a deposit, we will protect it by registering it with an approved deposit protection scheme.
Landlords that choose to hold the deposit themselves must protect the deposit within 30 days of receiving it and issue the tenant with the prescribed information of the deposit protection scheme. If there is a disagreement at the end of the tenancy an impartial adjudicator will decide how the deposit should be divided based on the evidence provided.
The Move In
Once we have agreed on a date, we carry out pre-tenancy checks to ensure the property is ready to occupy and then meet the tenant to go through the inventory as well as providing advice relating to general safety and conduct during the tenancy. Manuals or web links should be provided for ease of use for appliances, we will record meter readings and then hand over the keys.
Rent Payments
We always collect the first month's rent along with 5 weeks rent as a deposit at the start of the tenancy. Each month the tenant will make payments to their rent account on the date specified within the tenancy agreement. If you have asked us to receive this rent on your behalf, we will allocate an account manager to prepare your payment for electronic transfer directly to your bank account and issue you with a statement for your accounting records.
Managing Your Property
A dedicated department with Property Managers trained to the highest of standards in letting regulation and customer care. Our team will interact with you for the term of the tenancy, advising you of any issues should they arise. We will conduct regular property visits and handle maintenance issues. Our trusted relations with Electricians, Plumbers and General Maintenance firms allow us to act with your permission when you need us to.
When the Tenancy Ends
We maintain regular contact with tenants throughout the tenancy which helps us determine their intentions when the tenancy draws to an end. Accordingly, we will negotiate contract extensions, manage rent increases and arrange for move-outs should you need the property back at the end of the term. We take advantage of the last 28-days of a contract, remarketing your property to find new tenants which ensures no void periods.
