This guide will help you better understand the processes involved when renting a property. We aim to assist you every step of the way
Your Details
We take as much detail from you as possible from you, how much you want to spend each month, where you want to live, how many people the property is for, along with when you need to move by. This in turn enables our team to find you places matching your exact needs and booking viewing to suit you.
Choice of Property
We offer all types of property suiting all manner of circumstance, designed to meet the needs of modern living. We aim to show you as many properties as we can, as a wider choice from our ever-growing portfolio on behalf of responsible landlords.
Viewings
Our staff arrive promptly in sign written cars and will answer all relevant questions whilst showing you around. We will also make recommendations should you want to look at other properties if what you view isn’t suitable. We aim to show you as many properties as possible.
Moving In
On the day of handover, we will meet you at the property and go through the inventory identifying the condition of the property and the facilities you are provided with. We will show you how things work, like the boiler, the gas meter, the fuse board and the water stop valve. We will also record the meter readings in preparation for your utility accounts to start and then hand you the keys completing our handover to your new home.

Once you have found a property, we will ask you to secure it with one week's rent as a deposit. We will ask you to complete an application form which provides us with your details. We can either email you an application or you can visit one of our local offices.
Guarantor Application
Some applicants may need to have a guarantor in place, though we will advise you of this should it be required. We will forward the application to your nominated guarantor for them to complete.
What you pay
Rental property is in high demand and property can be marked as “Let By” quite fast. We firstly take a part payment from you to reserve a property, to the equivalent of one weeks rent. Once your evaluation period has passed and a date is set for you to move in, you must pay one month’s rent in advance (minus your part payment) and a security deposit to the equivalent of 5-weeks rent. Your future rent will be paid on the same date each calendar month thereafter.
References We Require
In all instances we will require references to assess you alongside your application. We will initially carry out an affordability check followed by closely by credit reference check through an approved credit reference agency. We will ask to see your most recent 3-month bank statements and payslips, along with checking your and recording your ID.
Right To Rent
It is a legal requirement for a Right to Rent check to be carried out on you when applying to rent a property. WE will require a unique code from the home office to determine whether you have the right to rent a property in the UK.
